Bathroom Renovation Checklist for Norfolk & Suffolk Homeowners
Updated: Sep 13
A bathroom renovation involves many small decisions, and missing one can delay several trades. This checklist helps homeowners in Norfolk and Suffolk organise the project before work begins. Use it alongside a site survey and a detailed quotation rather than as a substitute for professional advice about your property.
1. Define the goal before requesting quotes
List what is not working in the current room: layout, storage, leaks, ventilation, lighting or accessibility.
Decide which features are essential and which are optional.
Collect a small number of reference images and note what you like about each one.
Set a realistic budget range that includes products, installation and a contingency for hidden conditions.
Decide whether the room must include a bath, a separate shower or both.
2. Check the layout and plumbing
Measure the room, window, doors, ceiling heights and obvious boxed-in services.
Check door swings, drawer clearance, shower access and space around the toilet and basin.
Discuss whether existing soil, waste and water positions can be retained.
Confirm drainage falls and the build-up required for a low-level shower or wet-room floor.
Ask whether water pressure and hot-water capacity suit the chosen shower and brassware.
Plan suitable ventilation from the start.
Moving fixtures can improve a poor layout, but it may also increase cost, preparation and installation time. Decide based on how the room will work every day, not only how it looks in a drawing.
3. Select products as one coordinated specification
Bath or shower tray, screen, wastes and traps.
Toilet, frame or cistern, flush plate and seat.
Basin, vanity, taps and compatible wastes.
Shower valve, outlets, controls and any required pumps.
Radiator or towel rail and valves.
Tiles, trims, grout, silicone and an allowance for cuts and future spares.
Mirrors, storage, accessories and fixing positions.
Check dimensions and technical information, not only the product photographs. A shallow vanity, concealed valve or wall-hung pan may need specific wall depth, access or support. Confirm delivery dates and inspect products for damage before the installation starts.
4. Plan lighting, power and heating
Choose general lighting plus task lighting around the mirror where appropriate.
Decide on an illuminated mirror, shaver point or other electrical accessories.
Confirm the extractor fan route and controls.
Discuss underfloor heating or towel-rail requirements before floor and wall preparation.
Record switching positions and how the room will be used at night.
Bathrooms have specific electrical safety requirements. Ask an appropriately qualified electrician to confirm product locations, zones and the work required for your design.
5. Make the full scope visible in the quotation
Protection of access routes and removal of the existing room.
Waste disposal and any skips or collections.
Wall and floor repairs, boarding, levelling or plastering.
Plumbing and electrical first-fix and second-fix work.
Waterproofing in wet areas.
Tile layout, edge details, niches and grout choice.
Furniture, sanitaryware, brassware and screen installation.
Decorating, sealing, cleaning, testing and snagging.
6. Complete the pre-start checks
Approve the final layout and written specification.
Confirm every product is present, correct and undamaged.
Check that the tile quantity includes a sensible allowance and keep spare tiles.
Agree the start date, expected sequence, access and working hours.
Remove personal items and agree how floors and nearby areas will be protected.
Know who will make decisions if you cannot be reached during the day.
7. Inspect the finished bathroom
Test taps, shower controls, wastes, toilet operation and drainage.
Check seals around the bath, shower, basin and penetrations.
Open doors and drawers and check clearances.
Confirm ventilation, lighting and heating controls operate as expected.
Look over grout, trims, tile alignment and visible finishes in normal lighting.
Record any snagging items and agree how they will be resolved.
